What this website is for, what an enquiry means, and what we do and do not undertake when we arrange a stay or a charter.

2. What this website is for

The site publishes a selection of villas available for holiday stays in Ibiza, a fleet of vessels available for day charters, and the concierge services we arrange around a stay. It is a place to look and to enquire. No booking is completed on this website and no payment is taken here.

3. Our role

We market and arrange; we are not the owner of the dwellings or the operator of the vessels. When a stay or a charter goes ahead, the contract is between you and that owner or operator, on their conditions, which are given to you before you commit. We remain your point of contact throughout.

4. Enquiries

An enquiry made here — through a form, through the concierge, or on WhatsApp — is a request for information. It does not reserve anything and it does not oblige either side. A property is held only when the owner confirms it and the conditions of that particular stay have been agreed in writing.

5. Prices and availability

Prices shown are indicative and come from the systems of the owners and operators we work with. They can change, and a property shown as free can be taken between your seeing it and our checking it. The price that counts is the one confirmed in writing for your dates.

6. Capacity

A licensed dwelling is let to a maximum of twelve people and six bedrooms, whatever the size of the house. A vessel carries a maximum of twelve passengers on a day charter under Spanish maritime rules. Larger groups are arranged across more than one property or more than one vessel.

7. The private collection

Some owners will not have their property on a website. Those properties are shown privately, through a link sent to you, and that link is personal, temporary and not to be circulated.

8. The AI Concierge

The assistant answers from our own property and availability data. It can be wrong, and nothing it says is an offer or a confirmation. What binds us is what a member of the team confirms to you in writing.

9. What we ask of you

Give accurate information when you enquire, do not use the site or the assistant unlawfully or to send content that is offensive or infringes someone's rights, and do not copy the site's contents for use elsewhere.

10. Content

The site and its contents are protected. You may look at them and share a link; you may not reproduce them commercially without our written permission.

11. Availability of the site

We try to keep the site up, and we may take it down for maintenance or change what it offers without notice.

12. Liability

We answer for our own part in arranging a stay or a charter. We do not answer for the conduct of an owner or an operator, for changes to a property or vessel that we were not told about, or for events beyond anyone's control. Nothing here removes a right you have as a consumer under Spanish law.

13. Personal data

How we handle personal data is set out in the privacy policy and the cookie policy.

14. Law and disputes

Spanish law applies. As a consumer you may bring a dispute before the courts of your own domicile, and you may use the European Commission's online dispute resolution platform at ec.europa.eu/consumers/odr.

15. Commercial conditions still to be set

These terms deliberately state no cancellation policy, no deposit or payment schedule, no commission, no security deposit and no damage policy, because those are commercial terms that belong to each owner's contract and none has been established for the website as a whole. If a standard set is agreed, it belongs here.
