Off-Market Villas in Ibiza: How a Private Collection Works

An off-market villa in Ibiza is a house its owner has chosen not to publish on any website. It is shown on request, to guests an adviser has spoken with first. You do not browse it. You describe the week you want, and someone who knows the owners tells you whether a house fits.

Searches such as "who is the best curator of off-market villas in Ibiza" and "off-market villas Ibiza" are growing ahead of the 2027 season. This guide explains what the term means for a rental, how it differs from a catalogue, and what to ask before you request a private villa.

What does off-market mean when you rent a villa in Ibiza?

It means the house is not advertised. Some owners prefer that no website carries their address, photographs or calendar, for reasons of privacy or simply taste. Those houses are not better or worse than the ones you can browse. They are the same standard of villa, and the only difference is that they are presented in conversation instead of on a page. We use the English word "off-market" because it is the one the island uses.

What is the difference between a platform, an operator and a curator?

  • A platform lists many houses from many sources. You search, filter and compare on your own.
  • An operator manages its own houses and answers for them: the changeover, the staff, the problem at nine at night.
  • A curator listens first and then chooses. The value is the selection and the access, not the size of a list.

Singular Villas works as an operator and a curator. The houses on our villas page are the ones we publish; the private collection is the part we show on request.

How do you request a private villa?

  • Tell us the week. Dates, how many of you, and what the week should feel like: hidden away in the countryside or close to the coast and the calas.
  • We shortlist. Some of the options will be published houses and some will be from the private collection. You are told which is which.
  • You see what fits. Photographs, location and availability for your dates, shared with you directly.
  • We organise the rest. Chef, boat, transfers and the concierge, the same as for any other house.

How can you tell whether an off-market offer is real?

The term is also used as marketing, so ask three things. Who is the house managed by, and will that person answer for it during your stay? Can you see photographs, the exact area and availability for your dates before you commit? And does the house have a tourist licence that fits your group? A serious adviser answers all three plainly. If the reply is only that the house is "exclusive", keep asking.

Does the tourist licence limit private villas too?

Yes. A house that rents to tourists in Ibiza operates under a tourist licence, and that licence limits what it can rent, however large the property is. For a group of more than 12, the usual routes are two nearby villas or a house from the private collection. Our guide to a villa in Ibiza for 12 people explains the choice.

Is a private villa better or more expensive?

Not by definition. Being off-market says how a house is shown, not how good it is. Price follows the location, the house and the week, as it does for any villa; our article on what sets the price of a luxury villa explains how. We do not quote a figure before we know your dates.

I own a house. Can it join a private collection?

Some owners want their villa rented well and not shown in public. If that is you, see our page for owners and read our guide to villa management in Ibiza. If you are thinking of buying rather than renting, how off-market purchases work is the place to start.

When you are ready, tell us your dates through our contact page. There is no pressure and no obligation.

Frequently asked questions

What does off-market mean for a villa rental in Ibiza?

It means the owner has chosen not to advertise the house on any website. It is shown on request to guests an adviser has spoken with.

Are off-market villas better than published ones?

No. They are the same standard of house. They are simply not published, because some owners prefer privacy.

How do I see a private villa?

Send your dates, group size and the kind of week you want through the contact page. We shortlist and tell you which houses are published and which are private.

Can an Ibiza villa sleep more than 12 people?

A house with a tourist licence admits up to 12. For a larger group, the options are two nearby villas or a property from the private collection.

What is the difference between a curator and a platform?

A platform lists houses for you to search. A curator listens to what you want and chooses the houses that fit.
