A tourist-licensed villa in Ibiza accepts a maximum of 12 guests and 6 bedrooms. That is the ceiling for any single house, however large it looks. For a group of twelve, the choice is therefore not about finding the biggest villa, but the one that suits how your group actually lives together.
Searches such as "Ibiza villa for 12 people" and "Ibiza villa sleeps 12" come up constantly, in English, Italian ("villa Ibiza 12 persone") and German ("Ibiza Villa 12 Personen"). The questions behind them are the same: which area, how are the bedrooms arranged, and what happens if we are more than twelve.
What does a villa for 12 look like?
Six bedrooms for twelve guests means most rooms are shared by a couple or by two friends. What changes from one house to another is how those rooms are spread out:
- One main house. Everyone under one roof, with a large living room and a long table. Best for families and for friends who want to be together all day.
- Main house plus guest wing or annex. The same group, with more distance between rooms. Better when there are teenagers, grandparents or couples who value quiet mornings.
- Finca with several terraces. The week happens outdoors: breakfast in one corner, lunch under the pergola, evenings by the pool.
Check the bathrooms as well as the bedrooms. Twelve people sharing too few bathrooms is the detail that most often spoils the first morning.
Which area suits a group of 12?
The areas do not look for the same thing, and none is better than the others. The question is whether your week happens inside the house or outside it.
- Cap Martinet, near Ibiza town. For groups who want restaurants, the marina and the old town close by. Can Nemo and Villa Allison, both on our website, are in this area.
- San José and the west coast. Villas near Cala Tarida, Cala Vadella and Cala Salada, such as Villa Gie, Villa Katherine and Villa Brielle, suit groups built around the sea and the sunsets. Can Danza and Villa Meghan are in the San José area as well.
- San Lorenzo and the north. Fincas in the countryside, such as Can Octavia (which has a tennis court) and Finca Utopia, for groups who want to be hidden away and to stay at home.
- Santa Gertrudis. Restored country houses such as Villa Reina and Villa Paradis, with the village cafés and restaurants nearby. If your group has children, read also how families choose a luxury villa in Ibiza.
If you are unsure about the zone, our guide to choosing area and house compares them side by side, and the one on which cala to choose helps if the beach is the priority.
What if your group is more than 12?
We do not turn a group away for being larger than twelve. A house with a tourist licence admits up to 12, so there are two ways to go:
- Two villas close to each other. The group splits across two houses and meets at one for dinner. It works well for two families or for a wedding party.
- A property from our private collection. Some owners prefer that their house does not appear on any website, and we show those homes on request. They are not better or worse than the published ones; they are simply not listed.
Tell us the number of guests and the ages, and we will suggest which option fits.
What to decide before you ask for dates
- How many couples, and how many people share a room.
- Whether you want walking distance to a restaurant, or a house where you do not need to leave.
- Whether the sea matters: a cala nearby, or a pool and views are enough.
- Whether you will need a private chef, a villa manager or a yacht day. Singular arranges these together with the house, so the request arrives in one place. For the boat, see how a villa with a private boat works.
Summer is decided between October and March, so a group of twelve that starts now has the widest choice of houses and dates.
Frequently asked questions
How many people can stay in a villa in Ibiza?
A licensed villa admits a maximum of 12 guests and has up to 6 bedrooms. This limit comes from the tourist licence and applies to every house.
Is there a villa in Ibiza for 13 or more people?
Not as a single licensed house. For a larger group we offer two villas close to each other, or a property from our private collection, shown on request.
Which area is best for a group of 12?
It depends on the kind of week. Cap Martinet is close to Ibiza town, the west coast is built around the calas and the sunsets, and San Lorenzo and Santa Gertrudis are quieter, countryside areas. None is better than another.
Can I see photos and details of the villas for 12?
Yes. You can browse them in our villa collection, and if you tell us your dates and group we will shortlist the most suitable ones.
When should I book a villa for a large group?
The summer is decided between October and March, and houses for 12 are the first to go on the best weeks. Starting early gives you a wider choice.
