Exclusive is the most worn-out word in villa rental. Most of the time it only means expensive, which is not the same thing and is a great deal easier to arrange.
We use it more narrowly. A house is exclusive when it holds something that cannot be repeated anywhere else on the island: a piece of coast at the bottom of the garden, a building that predates tourism here by three centuries, a kitchen built to carry a chef and a service team through a full week, a view of Es Vedrà from the roof. Interiors can be bought and copied. Those cannot.
The five houses below were chosen on that basis, and each one for a different kind of rarity. What we say about each is what the property itself provides, not an atmosphere we have invented for it.
The beach at the bottom of the garden: Can Xarraca
Front-line coast is the one thing Ibiza cannot make more of. Can Xarraca sits on the shore near Portinatx, at the northern tip of the island, with private gardens and direct access to the beach: the water is genuinely at the foot of the garden rather than a drive away.
The house is split into two living areas joined by a covered courtyard, which gives a large group a natural way to spread out instead of living on top of each other. The newer wing is built in the modern Ibicencan style, with high beamed ceilings, a fireplace and French doors onto a terrace above the sea; the other side opens onto a Moroccan courtyard garden. The pool can be heated on request, and there is an outdoor play area for children.
We are at the northern end of the island here: the airport is about 27.6 km away in a straight line, with Ibiza Town roughly 22.1 km. That distance is the price of the position, and it is worth naming before anyone books. Portinatx, Cala Xarraca and Benirràs are all close. Minimum stay is seven nights.
Right for: a family or a group who want the sea rather than the town, and who will not mind the drive.
A sixteenth-century finca with its own way down to the cove: Can Savasana
Can Savasana stands above Cala Salada on the west coast, in a finca that dates from the sixteenth century, and it has private access to the cove below. Cala Salada is a sheltered cove backed by pine woods with a beach restaurant; in August, having your own way down to it is not a small thing.
The building gives the house its character and the grounds are modern: an infinity pool in a fenced pool area, an outdoor bar, lawn, terracing, a fireplace and ceiling fans. The grounds are fenced, with CCTV and private parking. Pets are welcome, which is rarer than it sounds.
The practical detail that sets it apart is the minimum stay: three nights, which is short for a house of this size. A long weekend actually works here. The airport is roughly 17.2 km away in a straight line, Ibiza Town about 16.6 km. Events, weddings and filming are all possible by arrangement with the owner, and the house takes retreat groups.
Right for: a group that wants the west coast and the water without committing to a full week.
The house that can run a team: Can Nemo
Most villas can host a chef for one dinner. Very few are built to carry a full service operation for a week. Can Nemo, on a large plot in Cap Martinet on the island’s eastern edge, has a professional kitchen with a separate preparation kitchen behind it, staff including waiting service available by arrangement, and a house manager present throughout the stay.
The rest of the house is built around keeping people together: mature gardens and lawn, a cinema room, a games room, a club room with DJ equipment, indoor and outdoor music systems, a wine cellar, an outdoor bar and a pizza oven. There is a padel court, a gym, a yoga area, and a hammam with a massage area. The pool can be heated on request, with a plunge pool and an outdoor jacuzzi beside it.
It sits around 450 metres from the sea and about 3.7 km from Ibiza Town, with views east and south toward Formentera and sunrise from the roof terrace. The airport is around 10 km away in a straight line. Events are permitted and the house is suitable for weddings, in both cases by arrangement with the owner. Minimum stay is seven nights.
Right for: a celebration, a family gathering that needs feeding properly, or a group that would rather the week were run for them.
The Es Vedrà view: Villa Vivian
There is a short list of houses on Ibiza that look straight out at Es Vedrà, the rock island off the south-west coast, and Villa Vivian is on it. The view comes with the sunset over the sea, and there is a roof terrace built to take it from.
Beyond the view: a swimming pool, a lawn, a yoga area, a fireplace and terracing for outdoor dining. The grounds are gated and fenced with CCTV and private parking. The house is wheelchair friendly, which is worth knowing if anyone in the group needs it, because most houses on this coast are not.
Cala Conta is close and Cala Bassa and Cala Tarida are a short drive. Ibiza Town is roughly 19.1 km away in a straight line and the airport about 16.2 km, so a hire car is worth arranging before you arrive. Minimum stay is seven nights.
Right for: people whose week is organised around the west coast, the water and the evening light.
Two hundred years old, ten minutes from the plane: Villa Margo
Villa Margo is a finca of some two hundred years standing near the Ses Salines salt flats, on the southern tip of the island, reworked inside while keeping the character of the original building. It looks out over the salt pans toward open sea.
What makes it unusual is the combination. The airport is roughly 3.4 km away in a straight line, with Ibiza Town about 6.7 km, and the minimum stay is four nights. A two-hundred-year-old finca that you can reach in minutes and take for a long weekend is not a common arrangement.
The house is set up for a group that intends to enjoy itself: an infinity pool, an outdoor kitchen, a bar, a games room with a snooker table, table tennis, and a club room with space to carry an evening on. A gym, a yoga area and a massage area cover the mornings after. Ses Salines beach and the restaurants along that stretch are close, as are Es Cavallet and the airport road. Events, weddings and filming are possible by arrangement with the owner, and the house takes retreat groups.
Right for: a short, well-organised trip, or a celebration where guests are flying in and out on different days.
What changes for 2027
One thing worth planning around. United Airlines will fly non-stop between New York (Newark) and Ibiza from 31 May 2027, with four flights a week on the Airbus A321XLR. It is the first direct connection between the United States and the island. United has not published how far into the autumn the route will run, so treat it as a seasonal service until they do.
For anyone choosing between these five, the practical consequence is straightforward: the same small number of houses, and a new source of demand arriving on them with a fixed start date. The weeks in July and August are the first to go, and they go from the autumn before.
If one of these is the house, the next step is a conversation rather than a booking form. Ask what the owner allows, what the week actually costs once staff and cleaning are in, and whether the dates you want are still open.
